First time homebuyers in Hamilton Ancaster houses homes

Searching for your first home is very exciting!  Because it can be stressful and confusing at times, my goal is to guide my clients through each step to make it an enjoyable and memorable experience.  The Buyer meets several professionals, each being competent in the area in which he/she deals.  Each section fits together like a jigsaw puzzle to result in a successful closing day.  When closing day arrives, your financial lender issues the monies to the Seller on your behalf.  In turn, you receive the keys for your new home.  Acting as your real estate agent, I will be able to give you contact names and numbers to achieve this goal.

I prefer to meet my clients at the Sutton office for an initial meeting prior to starting the actual "house search".  During our meeting, I will learn what kind of home you are looking for (detached, semi, condo, bungalow, etc.), the preferred location, the price range that you have been pre-approved for, or feel comfortable with.  I will then be able to set you up on an automatic email notification system whereby new listings, which meet your needs,  are sent directly to you as soon as they become available.  We will examine the real estate forms that you will be signing to purchase your home.  We will discuss Land Transfer Tax (rebates to qualifying buyers), closing costs, bank charges, CMHC fees, lawyer's fees, deposit and downpayment (yes, there is a difference), home inspection advantages and home insurance.  By going through these details, there will be NO SURPRISES at the end.  I will be working in your best interests providing you with valuable information to enable you to make an educated decision regarding your offer on a home.   Once you purchase a home using my real estate services, there is no fee to you, the Buyer!

If, at the time of our first meeting, you haven't been pre-approved, I am able to provide names of local mortgage brokers so that the pre-approval process can get underway.  It is very important to look in the ideal price range.

Upon conclusion of our initial meeting, we will be ready to begin the search for that home just right for you!  I must admit that 1st time buyers are my favourite clients. I love the eagerness and excitement as we go through different homes.  Having four grown children of my own, who have all purchased their first homes within the past 10 years, I try and guide young people to purchase homes that will be good "resale" homes too, explaining the pros and cons (i.e. 2 bedroom vs. 3 bedrooms, quiet neighbourhoods vs. main roads, traditional layouts vs. drastically changed room layouts, and the list goes on).

I look forward to seeing the satisfaction on 1st time buyers' faces as they find their dream home - it reminds me of why I love my job!!!
